California Housing Market Forecast for the Next 2 Years: 2026-2028

Looking ahead to 2026–2028, California’s housing market is finding its footing, with annual price growth projected between 2.5% and 4%. For those of us who call the Central Coast home, this means a bit more stability for buyers and sellers alike. Increased inventory and more predictable mortgage rates are giving buyers a broader range of options, though affordability challenges persist—especially for those seeking entry-level homes or looking in more accessible neighborhoods.

Having spent my life in Paso Robles and drawing on my background in real estate, design, and staging, I see firsthand how these trends shape our local market. While luxury estates remain a passion of mine, I know that every home—no matter the price—deserves strategic positioning and care. As we move through the coming years, it will be essential to stay informed and adapt to changing conditions, whether you’re considering your first home or looking to maximize a property’s potential.

  • California Home Equity Shapes Household Wealth

As someone who’s spent a lifetime on the Central Coast, I see firsthand how home equity shapes not just the local market, but the financial future of so many California families. Recent figures show our state’s median home equity at $550,000, while median household net worth stands at $273,800 once debts and non-housing assets are factored in. It’s a striking gap—highlighting how homeowners here can be rich in home value, but sometimes less flexible when it comes to cash on hand or diversified investments.

For many of my clients, understanding how much of their wealth is tied up in property is key to making decisions about refinancing, downsizing, or exploring new opportunities. California’s high equity levels are a testament to our market’s strength, but they also remind us of the concentration risk when most of our net worth sits inside our homes. My approach—whether I’m prepping a luxury estate for market or guiding a first-time buyer—is always focused on helping clients see the bigger financial picture, so every move is a step toward lasting security and peace of mind.

  • California Streamlines Small-Lot Home Approvals

California has taken a notable step to streamline small-lot home approvals, aiming to make homeownership more attainable in our communities. Under the new law, qualifying subdivisions of up to 10 homes on eligible infill sites can now move forward with a 60-day ministerial approval—bypassing lengthy environmental reviews and public hearings. In multifamily zones, each new small lot must be at least 600 square feet, and city guidelines limit average floor space to 1,750 net habitable square feet. For those wondering, in these zones, ADUs and JADUs are not counted toward the 10-home cap, while single-family zones only exclude JADUs.

Los Angeles has led the way in this area, encouraging compact ownership through earlier local ordinances. The intention behind the law is to open the door wider to homeownership, though it remains to be seen if these developments will truly serve as starter homes. Recent updates also allow redevelopment of vacant single-family lots, offering even more possibilities.

As someone who helps clients uncover the hidden potential in every property—whether it’s a luxury estate or a first-time home—I appreciate how thoughtful policy changes can shape our neighborhoods and provide more choices for buyers. If you’re curious about how these changes could impact your options on the Central Coast, I’m always here to share insight and local perspective.

Vacation Homes Make Up 2.4% of California Housing

It’s always interesting to see how vacation home trends evolve—especially when you call a place like the Central Coast home. Did you know vacation homes now make up 2.4% of California’s housing? Nationwide, the number of U.S. vacation homes has shifted from 5.47 million in 2018 to 4.74 million in 2024, bringing their share to 3.3% of total housing. Timeshares are seeing a notable 79.9% occupancy rate, outpacing traditional hotels. While Florida leads with the highest number of vacation homes, Maine and Vermont have the greatest concentration.

New-Construction Buyers Prioritize Space, Financial Confidence and Function, Homes.com Survey Finds

It’s fascinating to see how today’s new-construction buyers are choosing homes with an eye for practicality and long-term satisfaction. According to a recent Homes.com survey, features like private yards, enhanced security, flexible layouts, and dedicated home offices are topping the wish lists. It’s a reflection of how buyers are seeking spaces that truly support their lifestyle—something I pay close attention to when helping my clients find the right fit, whether it’s a custom estate or a first home.

Financial confidence and trust in the builder’s quality have become just as important as the finishes or floor plan. • Home Warranties: Smart Ways to Protect Your Appliances

Home Warranties: Smart Ways to Protect Your Appliances

As technology enhances our homes, many clients are integrating smart appliances for added convenience and efficiency. However, I've noticed that these high-tech features can complicate home warranty coverage—especially here on the Central Coast, where unique homes often blend classic charm with the latest upgrades. Most standard home warranties exclude smart features like Wi-Fi connectivity and software-related issues. Since repairs for these appliances can come at a premium, it's important to review your warranty details carefully and explore available add-ons for your smart features. My approach, shaped by years in real estate and home staging, always emphasizes making informed choices that protect your investment—whether it’s a luxury estate or your first home. Understanding these details up front ensures your home remains both innovative and protected, no matter what surprises come your way.

  • Price Reductions Hit 20.4% of Active Listings

We’re seeing a notable shift in the market: 20.4% of active listings have experienced price reductions. Nationally, homes going under contract slipped by less than 1% in Mid-Q3, breaking the eight-month streak of steady gains as higher borrowing costs continued to temper demand. The average 30-year fixed mortgage rate peaked close to 6.7% early in Mid-Q3 and remained elevated, closing the period over 20 basis points higher than at the start of the quarter.

Despite softer demand, the market remained active. The national median list price dropped to $424,500, active inventory climbed about 4%, and the number of new listings dipped slightly. Interestingly, fewer sellers pulled their homes from the market—delistings fell by roughly 13%. With a slower pace, buyers have gained more time and leverage, and well-strategized pricing has continued to help sellers secure deals.

Looking ahead, it may be stability in mortgage rates, rather than just lower rates, that shapes seller decisions. If rates hover near 6.7%, we could see more price adjustments or withdrawn listings.

Having worked with Central Coast homeowners across all price points, I’ve seen firsthand how a thoughtful approach to pricing and presentation can make a significant difference, even as market winds shift. Exceptional service and the right preparation remain key, no matter the headlines.

  • The Best Time to Buy a Home in 2026

Each season offers its own rhythm in real estate, but some windows truly stand out for buyers. National data points to September 27 through October 3 as an especially promising time in 2026. During this period, buyers are expected to enjoy the broadest selection of inventory—active listings could be up 31.9% from the start of the year and 13.3% above the typical week. That means more homes to consider, and more opportunities to find the right fit, whether you’re searching for your dream home or a smart investment.

Softer pricing is another highlight: with listing prices projected 3.5% below the seasonal peak, that’s approximately $14,000 in potential savings on a median-priced U.S. home (about $416,000). Competition also eases, historically dropping 30.1% below annual highs, and homes are expected to linger on the market for around 64 days—giving buyers more breathing room to make thoughtful decisions.

This dynamic mirrors what I see here on the Central Coast—when inventory rises and demand softens in early fall, my clients often find the combination of increased choice and price flexibility works in their favor. Whether you’re pursuing a luxury estate or a first home, I believe exceptional service should guide you through every season. Timing your move with the right strategy can make all the difference.

  • Tulare County Leads California Affordability

It's always inspiring to see communities recognized for their unique blend of affordability and character—something I appreciate deeply as a fourth-generation Central Coast local. Tulare County is making headlines, with three of its cities earning top spots for affordability in California. Porterville shines at No. 1, where a median home value of $325,000, median rent of $1,358, and living costs about 12% below the state average make it especially attractive for buyers. Tulare and Visalia also stand out, offering median home prices of $458,693 and $511,736, rents of $1,650 and $2,400, and living costs 27% and 24% below the state average, respectively. Visalia’s access to nearby national parks adds its own lifestyle appeal.

For those weighing lower housing costs without sacrificing community spirit or quality of life, Tulare County’s recent ranking highlights just how much value can be found. In my own work—whether preparing a luxury estate or a starter home—I always focus on uncovering the opportunities and advantages unique to each area. It’s a reminder that great homes and great living can be found at every price point, especially when local knowledge leads the way.
